Treasure Valley Housing Market

Data updated monthly from IMLS/Ada & Canyon County MLS reports. No spin — just the numbers.

🏠 The Big Picture – May 2026
Buyers who've been sitting on the fence are moving. Ada County closed sales jumped 18% year-over-year as buyers accepted the rate environment and stopped waiting for the market to turn. With under 2 months of supply, this remains firmly a seller's market.
💡 Buyer Strategy
At 6.56% on a 30-year fixed, rate buydowns are increasingly common. Many sellers are offering 1–2 point buydowns as a concession instead of price cuts. Ask your agent about this before making an offer.

The Honest Case for Treasure Valley

We love it here. We'll also tell you what's actually hard.

⛷️

World-Class Recreation

Sun Valley is 2.5 hours away. Bogus Basin ski area is 16 miles from downtown Boise. Hundreds of miles of hiking, biking, river floating, and fishing — year-round.

☀️

300 Days of Sunshine

The high desert climate means mild winters (not the blizzards you're imagining), long sunny summers, and the best fall season you've ever experienced.

📈

Strong Job Market

Micron, HP, Amazon, and a growing tech sector have made Boise a legit second-tier tech hub. Lower cost of living than the Bay Area or Seattle — for now.

🚦

Traffic Is Real (Don't Ignore It)

Eagle Road, Ten Mile Road, and the I-84 corridor have genuine congestion problems during rush hours. Plan your neighborhood choice around your commute route.

🔥

Wildfire Smoke Is a Factor

Some summers bring weeks of smoky skies from regional fires. 2024 was rough; 2025 was clear. It's the reality of the inland West — plan accordingly.

🤝

Genuine Community

Treasure Valley still has the "neighbor waves and street festivals" culture that makes people want to stay. Newcomers are welcome — just remember you're a guest too.

Wear Your Roots

We're Idahoans who love this place deeply enough to make stuff worth wearing. Every piece celebrates the valley, the foothills, the river, and the people who call it home.
